As a qualified quantity surveyor and construction project manager, I am well placed to comment on current price levels and buildability.
No project is without risk. Planning, health & safety, financial and construction risks all have to be managed. At Hemsley Builders, we produce and maintain a risk register which highlights the potential risks inherent in your project. The mitigating actions to reduce those risks are rated and costed, allowing the correct decisions to be made in advance.
Well before any work takes place, a detailed project programme will be produced and shared amongst every delivery team member. This allows for timely ordering of materials, building control inspections etc. Parallel to this, a schedule of material will be produced and priced obtained for delivery to site which results in less waste (including time taken for someone to keep popping to the merchants!).
The work will be closely monitored and checked throughout the construction phase. A Project Execution Plan will be produced which every member of the delivery team will be provided. It details everything that is required to construct the works to the agreed level of quality. Critically, it contains the criteria to be used for acceptable standards of quality and finish. The project will not be considered complete until you have been provided with all the relevant literature showing you how to operate and care for your new building.
